Bethel Park vs. Peters Township: Which Is Right for You?

By Melissa Woods - September 03, 2026

If you’re buying a home in Pittsburgh’s South Hills, there’s a good chance both Bethel Park and Peters Township will come up during your search.

Both communities are popular with buyers, but they can offer very different home-buying experiences.

There isn’t one community that is automatically “better.” The right choice depends on your budget, commute, preferred home style, neighborhood feel and long-term goals.

As a Realtor working throughout Pittsburgh and the South Hills, I often help buyers compare communities before narrowing down their search.

Location

Bethel Park is located in Allegheny County, south of Pittsburgh.

Peters Township is located directly south of Bethel Park in Washington County.

For buyers who frequently commute into Pittsburgh, location may play an important role in the decision.

Bethel Park generally places you closer to the city, while Peters Township extends farther south into Washington County.

The best location depends on where you work, which routes you prefer and how often you travel into Pittsburgh.

Housing in Bethel Park

Bethel Park has a large amount of established housing.

Depending on the neighborhood and price range, buyers may find:

  • Ranch homes
  • Split-level homes
  • Traditional two-story homes
  • Brick homes
  • Townhomes
  • Updated older homes
  • Larger homes in established subdivisions

Many neighborhoods have mature trees and homes built during different decades, which gives buyers a lot of variety.

Housing in Peters Township

Peters Township also has established neighborhoods, but buyers may see more newer construction and larger homes in certain areas.

Housing options can include:

  • Traditional two-story homes
  • Larger single-family homes
  • Newer subdivisions
  • Luxury properties
  • Townhomes
  • Custom-built homes
  • Homes on larger lots

For buyers who prefer newer construction or larger homes, Peters Township may offer more options depending on current inventory.

Neighborhood Feel

This is one area where I think buyers really need to visit both communities.

Some Bethel Park neighborhoods have an older, established suburban feel with mature landscaping and homes that have been there for decades.

Peters Township has established neighborhoods too, but you'll also find newer subdivisions and recently developed areas.

Neither is necessarily better. They simply offer different environments.

Price Range

Home prices vary significantly within both communities.

A home's value depends on:

  • Location
  • Size
  • Lot
  • Condition
  • Updates
  • Age
  • Garage
  • Floor plan
  • Neighborhood
  • Recent comparable sales

Rather than assuming Peters Township is always more expensive or Bethel Park is always more affordable, I recommend looking at what your actual budget buys in both communities at the time you're searching.

The market changes.

Property Taxes

This is something buyers should pay attention to.

Bethel Park is in Allegheny County, while Peters Township is in Washington County.

Property taxes, school taxes and assessments can differ between the two communities.

Before purchasing any home, buyers should review the actual current taxes for that specific property rather than relying on general estimates.

Shopping and Convenience

Both communities offer convenient access to shopping, restaurants and services throughout the South Hills.

Bethel Park has established commercial areas and convenient access to surrounding communities such as South Park, Upper St. Clair and Mt. Lebanon.

Peters Township offers convenient access to McMurray, Venetia, Washington County shopping corridors and nearby South Hills communities.

Your preferred location may depend on where you spend most of your time.

Parks and Recreation

Both Bethel Park and Peters Township offer parks, recreation programs, trails and community amenities.

For buyers who enjoy outdoor recreation, I recommend looking at the specific parks and facilities near the neighborhoods you're considering.

Sometimes the community as a whole matters less than how close your particular home is to the places you'll actually use.

Should You Choose Bethel Park or Peters Township?

Bethel Park may appeal to buyers looking for:

  • An established South Hills community
  • A wide variety of home styles
  • Proximity to Pittsburgh
  • Mature neighborhoods
  • Ranches, split-levels and traditional homes
  • Convenient access to surrounding South Hills communities

Peters Township may appeal to buyers looking for:

  • Newer construction options
  • Larger homes
  • Newer subdivisions
  • Washington County location
  • Larger lots in some areas
  • McMurray or Venetia-area living

But there is plenty of overlap.

That's why I don't recommend choosing a community solely based on what you've read online.

Melissa’s Local Perspective

When buyers ask me whether they should choose Bethel Park or Peters Township, I usually recommend looking at homes in both before deciding.

You may think you want Peters Township and then fall in love with a Bethel Park neighborhood.

Or you may start your search in Bethel Park and realize the type of home you want is easier to find in Peters Township.

Seeing several homes in each community gives you a much better understanding of what your budget buys and which environment feels right to you.

The goal isn't to find the community that someone else says is best.

It's to find the community and home that are best for you.
